Every visit follows the same cleaning order

A business gets cleaned in the same order every time, and the order matters more than most people think. We start high and work down, so dust from shelf tops and light fixtures falls onto surfaces we have not wiped yet. Dry work comes before wet work. Trash goes out first, then desks and counters, then restrooms. Floors come last, and we mop from the back of the space toward the door so nobody has to cross a wet floor.

When the order is right, you can tell the moment you open the door in the morning. The trash cans are empty with fresh liners in them. The counters have no streaks, and the floor has no gray film along the baseboards. Door handles and light switches get wiped every visit, because every employee and customer touches them all day. Those spots can look clean and still be dirty.

Skip a step and it shows up fast. Wipe the counters before the dusting and they are dirty again an hour later. Mop before you vacuum and you push grit around in wet streaks that dry into a haze. Repeat that shortcut every week and an office ends up with sticky floors and a restroom that smells stale soon after a cleaning. Doing the steps in order takes a little longer, and it holds up.

Road salt comes in on every boot

Orange County winters are hard on a commercial floor. Towns spread salt and sand on the roads from the first freeze into spring, and every customer carries some of it in on their boots. Salt dries into a white crust on tile and vinyl, and it scratches the finish each time someone walks across it. Left alone for a whole season, it dulls an entry floor that looked new in the fall.

So the entry gets extra work from late fall until the thaw. We lift the mats and clean under them, because salt and grit collect there and grind into the floor. The floor then gets mopped with clean water that we change often. A dirty mop bucket spreads the salt back out in a thin layer, and the floor dries cloudy. Spring brings mud season, which is the same job with brown water instead of white.

The rest of the year has its own problems. Hudson Valley summers are humid, so a restroom with poor airflow grows mildew in the grout and around the base of the toilet. In winter the heat runs dry, and dust builds up on vents and blinds faster than most people expect. A good cleaning plan shifts a little with the seasons instead of running the same list in January and July.

The building itself changes how we clean

Plenty of businesses around Pine Bush work out of older wood-frame buildings, including houses that were turned into offices and shops along the main roads. These buildings often have wood floors and baseboard heaters that collect dust along the walls. They clean up well, but they do not forgive the wrong method. Too much water on an old wood floor soaks into the seams and leaves dark lines between the boards. Old windowsills hold a lot of built-up dust too.

Newer business spaces nearby tend to be one-story plazas or metal buildings on a concrete slab, with drop ceilings and vinyl tile or commercial carpet. A slab stays cold for months, so the floor near the door holds moisture longer in winter. Carpet in these spaces needs a slow vacuum pass with overlapping strokes, because a fast pass only picks up what sits on top. Ceiling vents collect gray dust that drifts down onto the desks below.

A plaza unit gets more time on the entry and the carpet. Either way, the plan fits that building, because a routine made for one kind of floor can damage another.
