Every clean between guests runs in order

This clean happens between one guest checking out and the next one checking in. We start by walking the whole place and pulling the trash. That way we see what the last guest left behind before anything gets wiped. Then the work runs from the top down. Shelves, light fixtures and ledges get dusted first, and counters and appliances come next. The floors go last, because whatever falls from above lands on a floor that is not done yet.

Bathrooms get the most time, because that is where a guest looks hardest. Hair in the shower drain or a ring in the toilet is exactly what a guest photographs for a review. We scrub the tub and shower and clean the grout lines. Every fixture gets wiped, and the mirror gets polished until it shows no streaks from the side. The kitchen gets the same care, down to the inside of the microwave and the handles on the fridge.

Skip a step and it shows. Mop the floor before the counters are wiped, and crumbs land on a clean floor. Miss the space under the beds, and the next guest finds a sock or a candy wrapper. Then they start wondering what else was missed. So the last thing we do in every rental is a slow walk through each room. We look at it the way a guest will when they drop their bags at the door.

Your bookings set the cleaning schedule

The plan decides how often we come. Weekly suits a rental where a new guest checks in about once a week. Bi-weekly fits a place that books every other weekend. Monthly works for a cabin that sits empty for long stretches, because dust and dead insects still build up in a closed house. The first guest back after a quiet month should never be the person who finds them on the windowsill.

The hard part of any guest clean is the gap between checkout and check-in. When you set up a plan, give us both times and tell us how many bedrooms and bathrooms the place has. That lets us plan the visit. The bathrooms and kitchen are then finished well before the next guest can get in the door. A cleaner still mopping when the guest pulls into the driveway makes a bad first impression. It sticks, no matter how good the place looks an hour later.

Bookings do not always land on schedule. A last-minute reservation or an early check-in request can leave you with a clean you did not plan for. Every season brings a different mess inside

Winter around Pine Bush means snow and road salt, and guests carry both in on their boots. Salt dries into a white film on wood and tile, and it dulls the finish on a floor if it sits there for weeks. Melting snow pools by the door and seeps under the edge of a rug. In the cold months we spend extra time at the entry and the hallway to the bedrooms. We wipe the salt up before it gets ground into the floor.

Spring and summer bring a different problem. Tree pollen blows in through every open window and settles as a yellow film on sills, tables and dark floors. Summers here are humid. A rental that sits shut between bookings can smell musty in a few days, especially in a bathroom with no fan. We wipe damp corners in the shower and along the window sills before black spots settle in. A guest reads a musty smell as a dirty house.

Fall is when stink bugs and ladybugs push into houses across the Hudson Valley, looking for somewhere warm to spend the winter. They collect on windowsills, inside light fixtures and along sliding door tracks. In a house that sits empty between bookings, the dead ones pile up fast. A guest who finds a pile of them on the bedroom sill will not care how clean the kitchen is. On fall visits we vacuum them out of the sills, the tracks and the fixtures.

Old farmhouses and cabins take more time

Plenty of the rentals around Pine Bush are older wood-frame farmhouses. They have wide plank floors with gaps between the boards, tall baseboards, old window sashes and radiators, and every one of those holds dust. A quick vacuum skims the top of a plank floor and leaves the gaps full, so we run a crevice tool along the seams. Radiator fins and the tops of window casings get wiped by hand, because a guest who runs a finger along one will notice.

Up toward the Shawangunks, a lot of rentals are cabins and A-frames with knotty pine walls, exposed beams and a wood stove. Pine paneling holds dust in every knot and groove. Cobwebs gather along the beams, where nobody looks until a guest lies back on the bed. A wood stove leaves fine gray ash on the hearth and the floor around it. We dust the beams and wipe the paneling with a damp cloth, so the wood does not swell. Then we clean up the ash around the stove.

Newer rentals tend to be raised ranches and split-levels with a finished lower floor, and that lower floor is where damp shows up first. Carpet down there can smell stale by midsummer, and bathroom grout below ground level darkens faster than the grout upstairs. Many homes out here also run on private wells. Hard well water leaves white spots on faucets and glass shower doors after every stay. Those spots get scrubbed off on each visit, or the fixtures look dirty even when they are not.

Guests rate the clean after every stay

On Airbnb, every guest can rate how clean the place was, and a host watches those ratings add up. One stay with a hair on a pillow or a sticky kitchen floor can pull down a score. That score took months of good stays to build. So every clean must match, whether it is the first of the week or the fourth. The way to get there is the same order of work, done by people who know what the owner expects.

For a host, that means you explain once how your rental should look when a guest walks in, and we hold to it. Feedback has to run both ways on a rental, because you see guest reviews that we never read. Anjelica Becker, whose salon we clean, wrote that "They are constantly asking for feedback" and that is how we handle rentals too.
